How can I get information about the new gate setup?

All old personal entry codes were deleted from the gate computer on November 31st, 2007. All owners are to use their new code to enter the gates. Remotes will continue to work as usual.

All of the old default codes have been erased. Please help simplify the gate code process by contacting the management company if you have any problems or questions.

Can the park be reserved for special functions by homeowners, and, if so, how?

Yes, the park can be reserved by homeowners for special functions. To reserve the park you must first check with Dick Eckstein for date and time availability. In addition, you must get a signed and completed copy of the release and hold harmless form to Dick Eckstein (if you need a copy of the form, click here). Lastly, you must get a copy of any vendors liability policy (front page) to Dick Eckstein (if you plan to have vendors there - like a pony ride or moon jump for the kids).

All of these things must be done prior to your use of the park for your event. If you have any questions, please contact Dick Eckstein.

Are we still under a water use restriction?

Yes we are. According to the City of Lake Mary, St. John's River Water Management District has imposed mandatory water restrictions for areas within their jurisdiction, which includes Lake Mary.

Effective Monday, January 15, 2001, the following restrictions apply:

  • Landscape irrigation is allowed only two (2) days a week, and not between 10:00 A. M. and 4:00 P. M.
  • Odd addresses may irrigate on Wednesdays and Saturdays.
  • Even addresses or no addresses may irrigate on Thursdays and Sundays.
  • Irrigation on these designated days shall only occur when actually needed because of a lack of rainfall, and shall be limited to the application of no more than 3/4" of water in the irrigated area.
  • Low-volume irrigation is permitted anytime with a handheld garden hose provided it is fitted with an automatic shutoff nozzle.
  • New landscapes may be irrigated on any day between 4:00 P. M. and 10:00 A. M. during the first 30 days after planting. The installation of new landscape should be postponed until this water shortage order is rescinded.
  • Outside aesthetic use of water utilizing non-re-circulating fountains are prohibited.
  • Personal vehicle washing must be done using a handheld hose equipped with an automatic shutoff nozzle.
  • All other discretionary uses of water should be reduced to the greatest extent possible.
  • Use of reclaimed water is allowed any time.

What is the trash pickup schedule?

Regular household waste is picked up on Mondays and Thursdays. Yard waste (grass and tree clippings) are picked up on Wednesdays. Recyclables are picked up on Mondays. The City of Lake Mary recommends that your trash is at the curb no later than 6am on the day of pickup to ensure your trash is collected.

Who is Top Notch Management?

Top Notch Management is the company replacing Specialty Management as of December 1st, 2007. Our new management company is now in charge of collecting, tracking, and budgeting the money taken in via home owners association dues. Top Notch Management in cooperation with the acting homeowners board, makes sure the common areas are maintained, pays the associations maintenance and utility bills, sees to the interests of the homeowners and much more. Although they see to the enforcement of the covenants, Top Notch Management is not a police force. It is up to everyone to see that the covenants of the community are upheld.
